Contract Administration

As Chartered Building Surveyors, Potenza Consulting are ideally placed to administer the terms of contract between an employer and the contractor. Although employed by the client, we act impartially and with fairness to both parties, using our technical expertise and practical approach to problem solving to deliver the project with minimal dispute.

Whilst we often combine this service with our project management and design and specification services, we can also use documents produced for the Client by others. In these cases we undertake a full review of the design and specification to ensure these meet the client's needs and any discrepancies are eliminated. Our experience is that identifying and managing potential risks prior to entering into contract is usually preferable.

Our Approach

Project Management
We bring the same experience and commitment to Contract Administration that we do for all Project Management commissions, and apply our our risk-focused approach to minimise delays and cost overruns. Our process-driven management allows us to deal with issues before they jeapordise successful completion.

Understanding Motivation
Whilst the client and contractor may have different motivation for entering into the building contract, our technical knowledge of construction and experience of administering contracts allows us to understand the process from both sides. We use this to motivate the parties in the most appropriate manner to achieve completion.

Attention to Detail
Building contracts are binding agreements based on a significant level of information. We are able to review this information prior to entering into contract so that risk allocation is appropriate, technical information is correct and all parties are clear on their responsibilities.

The design, specification and tender process for the works on this office fit out had been undertaken by another consultant. A thorough review of the documentation was carried out to highlight the risks to the project and provide mitigation strategies to ensure the project could be completed on time and on budget.

The contract documents were drawn up with a number of amendments to reflect the changes recommended as part of this risk review and the project progressed on site with fewer changes and increased cost certainty.
