                        Assessing a claim and negotiating a satisfactory settlement of repairing liabilities under the terms of a lease is one of the core disciplines of a Chartered Building Surveyor. Acting for both landlords and tenants, Potenza Consulting are experienced in all dilapidations matters, from the preparation of a schedule to the settlement of a claim.

                        As with all our services, we take the time to listen to our clients and ensure that we have fully understood their motivation at the outset. We also listen to the other parties involved in dilapidations to exploit synergies where possible and develop a robust case where there are opposing views.

                        Leases are binding agreements based on a significant level of information. We undertake a comprehensive review of all relevent documents in order to provide our clients with clear advice, based on our experience in Landlord and Tenant matters and our comprehensive technical knowledge.

                        National Distribution Centre, Northampton
                        The tenant was approaching the end of their lease and wanted to vacate the building at minimal cost whilst still operating the building for as long as possible. Following a detailed inspection and review of the lease documents, a specification was drawn up that would enable works to be carried out where operations allowed.

                        This process also provided robust costs for items that could not be completed prior to lease end, enabling the client to successfully defend a significant claim from the landlord.
